In the 14th arrondissement of Paris, this cobbled and flowery alleyway houses artists’ studios and pretty houses, with prices ranging between €10,000 and €12,000 per square meter, and even more for the most exceptional properties.
In Paris, some small discreet cobbled streets offer a timeless living environment, far from the hustle and bustle of the capital. According to Le Parisien, these streets, often adorned with flowers and lined with houses or workshops, attract attention but remain very inaccessible in the real estate market.
An Y-shaped alleyway
In the 14th arrondissement, the villa of Alésia perfectly illustrates this type of place. This Y-shaped alleyway, located between rue d’Alésia and rue des Plantes, houses gardens, colorful facades, and artists’ studios.
High prices
Properties there are rare and change hands infrequently. Some families have been living there for several generations, limiting transactions. According to the newspaper, prices remain high, with apartments around €10,000 per square meter, potentially exceeding €12,000 per square meter with an exterior.
Recent sales demonstrate the sector’s attractiveness, such as a 36-square-meter apartment sold for €375,000, or another of 57 square meters for around €700,000. Exceptional properties can exceed €14,000 per square meter.
Houses, even rarer, reach very high prices, with some exceeding €16,000 per square meter. Despite rising rates, these places retain their appeal due to their charm and tranquility.
These confidential streets continue to captivate, attracting strollers and architecture enthusiasts, while remaining preserved from the Parisian tumult.
